TAX DEED SALES are generally scheduled for Tuesdays, at 11:00am. This is subject to change depending on holidays, availability of properties to sell and special scheduled county events, etc.

The properties scheduled for sale are advertised one time each week for four consecutive weeks in the Osceola News - Gazette.
The Tax Deed sales will be held on the first (1st) floor next to the ceremonial staircase inside of the Courthouse located at 2 Courthouse Square, Kissimmee, Florida 34741. After the base bid is announced, it is office policy that bids be made in increments of at least $10.00 above the last bid.
There will be no questions answered after the sale begins. All parties are asked to refrain from conversation while a sale is being conducted, and we ask that all cell phones be turned off.
Before the highest bid is accepted, a $200.00 non-refundable, cash deposit will be required immediately from the SUCCESSFUL bidder for each property.
The successful bidder has until 10:00 a.m. the following day after the sale, to pay the balance of their bid in full plus the cost of recording and state stamps. This must be paid in guaranteed funds, such as cash, cashiers check or a money order.
A Tax Deed will be issued only after the full amount of the accepted bid plus recording and state stamps are paid in full.
Florida Statute 197.542(1) is amended to authorize the Clerk of the Court to refuse to accept the bid for land sold at public auction by any person who has previously bid and who has refused, for any reason, to honor such bid. Therefore, those individuals would not be allowed to bid at any future sales.
This is a buyer BEWARE situation.
All potential bidders are responsible to know what they are bidding on prior to the Tax Deed sale, and they are encouraged to utilize all county offices to do their research. The Clerk's office is only responsible for scheduling and conducting the sales.
These properties are sold subject to any additional outstanding taxes that may not be included in the opening bid. The Clerk's office recommends that you research any additional taxes that may be due with the Tax Collector's Office.
The purchase of a Tax Deed does not warrant or guarantee clear and marketable title. Neither the Clerk of the Circuit Court for Osceola County, Florida nor the Tax Collector for Osceola County, Florida warrants or guarantees clear and marketable title.
