 Deed Recording Requirements...


PER FLORIDA STATUTE 695.26 

  • The signature of the grantor(s) must be notarized and the name and address of each  grantor must be printed below each signature.

  • Document must be notarized and the notary's name must be printed below signature.

  • Deed must have two witnesses signatures subscribing to the grantor(s) signature and their names must be printed below their signature.

  • A complete legal description of the property must appear on the deed.

  • Mailing address of the grantee must appear on the face of the deed.

  • Preparer's name and address must appear on the face of the deed.

  • Recording fees are $10.00 for the first page (single side only) and $8.50 for each additional page of the same document.

  • Documentary stamp tax is $.70 per $100.00 or a fraction thereof based on the total consideration of the conveyance.  A minimum doc stamp of $.70 is due if a minimum consideration is showing on the face of the deed.

  • Personal checks are not accepted.  Business checks, cashiers checks and money orders should be made payable to the Clerk of the Circuit Court.

  • Please provide a self addressed, postage paid envelope for return of recorded document.
